Consultation of Land Registry Data, Certifications, and Plans

The descriptive and graphical cadastral consultations are tools used to obtain detailed information about real estate assets, such as land and buildings, registered in the cadastral registry. The cadastre is an administrative registry under the State that describes rural, urban, and special characteristics of real estate.
Cadastral certifications are documents that certify the physical, legal, and economic data of real estate listed in the Real Estate Cadastre or the non-existence of such data. It is also possible to find out who the cadastral owners of neighboring properties are.
On the other hand, the cadastral plan is the graphic, numerical, literal, and statistical representation and description of all lands within the national territory, showing their locations and boundaries to improve the legal security of real estate in the country. It can also be obtained from a satellite image.

In the case of needing information regarding the taxation of a specific property, we need to access the cadastral information (real estate census) in order to process and request specific information related to property taxes or municipal capital gains (the municipal capital gains tax is also known as IIVTNU, which stands for Tax on the Increase in the Value of Urban Land).
It is also used to determine and verify the cadastral value for the purpose of setting the minimum fiscal value to declare, as well as for other important fiscal cases, such as in inheritance and property sales.
