The simple registry note is a document that provides information about the active entries in the Property Registry regarding a specific property or real estate. This document has purely informational value and does not certify the content of the entries. Therefore, it is not considered an official document with legal validity.
The information provided in the simple registry note includes, at a minimum, the identification of the property or real estate in question, the Unique Registry Code (CRU), the identity of the owner(s) of the registered rights, the extent, nature, and limitations of those rights. It also includes any prohibitions or restrictions affecting the owner(s) or the registered rights.
A simple registry note can be requested based on different search criteria. For example, it can be searched by the name of the registered owner of the property or right, the social name of the owning entity, CRU, registry property number, cadastral parcel number (in the case of properties coordinated with the Cadastre or identified in cadastral mapping), DNI, NIF, NIE, passport, address, among others.
To request a simple registry note, it is necessary to provide one of the aforementioned details. If no property or right is registered in the name of the selected owner, a negative location note will be generated within the selected territorial area, which will also be invoiced.
